Aspen remains one of the most supply-constrained luxury markets in North America, and 2026 has done nothing to loosen it. What has changed is the character of demand: buyers are more selective, more feature-driven, and more patient. Here is where the Roaring Fork Valley stands at mid-year.

Figures below are compiled from Pitkin County Clerk and Recorder deed filings, Pitkin County Assessor property records and Aspen Glenwood MLS listing history, for single-family sales above $10M. Every source is named in full under Sources and method at the foot of this report. They are directional market intelligence, not an appraisal.

The headline

  • Median price, homes above $10M: up 3.1% year over year.
  • Days on market: 147, up from 112 a year ago.
  • Inventory above $10M: persistently tight; roughly 9 weeks of supply.
  • Cash share: the majority of trophy trades continue to close in cash.

The picture is a plateau, not a peak. Prices are holding rather than climbing, but the thinning volume and lengthening days-on-market signal a market where buyers can finally take their time.

What is selling

The clear winner is the feature-rich, turnkey home. Ski-in/ski-out access remains the non-negotiable, but the homes trading fastest layer on a proper wellness floor, a serious wine cellar, and a kitchen finished to current material standards.

Buyers here are no longer paying for square footage. They are paying for the rare features they cannot easily add.

The Eastwood Drive sale is the whole argument in one line: the biggest house on the list, on the most land, took nine and a half months and closed 19% below its opening number because the finishes date to 2006. The 6,800-square-foot new build two miles away traded at full ask in three weeks. Square footage did not clear the market this year; condition and rare features did.

What is sitting

Homes needing renovation are lingering. With renovation costs elevated and skilled trades in the valley booked out, buyers are pricing the work — and the wait — into their offers, or passing entirely.

The design read

The homes commanding premiums track the 2026 trend picture closely: warm, quiet materials, wellness architecture and invisible technology. It is a market where design intelligence and market intelligence have converged.

The bottom line for buyers

If you are in research mode, this is a more forgiving Aspen than the frenzy of recent years — provided you are buying quality. A home like Cascade Ridge on Red Mountain, which already carries the features buyers now demand, is the profile trading at or near ask. Anything with a project attached is negotiable.
